How to Become a Real Estate Negotiator (REN) in Malaysia?

How to Become a Real Estate Negotiator (REN) in Malaysia

πŸ“Œ Basic Requirements:
• Must be a Malaysian citizen or permanent resident
• At least 18 years old
• Have a minimum SPM certificate (or equivalent)
• Must declare any past or current bankruptcy status
Without meeting these, you are not eligible to register as a REN.
Step 1: Attend the NCC Course (RM699)
The first step is to complete the Negotiator Certification Course (NCC), which is a mandatory 2-day training program. This course covers the fundamentals of estate agency, real estate laws, and ethical practices.

✅ At the end of the course, you must sit for an exam to qualify. The course and exam fee is RM699.

πŸ“… You can check upcoming exam dates and locations by visiting the official website: www.miea.com.my. Each state has different schedules for the course and exam.

🌐 The course is available in both Malay and English sessions — you can choose the language you are most comfortable learning in.

Once you pass, you’ll receive a Certificate of Attendance which is needed to proceed to the next step.
🏒 Step 2: Join a Registered Real Estate Agency
Look for employment with a real estate agency that is officially registered with BOVAEAP.
✔️ You can check the agency's registration at https://search.lppeh.gov.my/

πŸ‘‰ Carnation Asset Realty is currently welcoming new RENs. We provide in-depth training and support for beginners. Our joining fee is only RM399.
Step 3: REN Tag Application
After joining a registered agency, the company will apply for your REN Tag on your behalf through the Board of Valuers, Appraisers, Estate Agents, and Property Managers (BOVAEAP).

This REN Tag includes:
• Your photo
• Name
• Agency
• REN number (e.g., REN12345)
Step 4: Wait for Your REN Number
The BOVAEAP will take approximately 1 month to process and approve your application.

Once approved, your REN number will be officially listed online, and you will be legally authorized to practice as a Real Estate Negotiator.
Step 5: Start Your Career as a REN
With your REN Tag and official registration, you can now:
• Advertise and market properties
• Handle property viewings
• Negotiate on behalf of clients
• Earn commissions based on deals closed

You are now part of Malaysia’s growing and lucrative real estate industry!

    1. Hi there! πŸ‘‹ Welcome from Spain!

Yes, foreigners can get involved in the Malaysian property business, but there are a few important things to know:

πŸ“Œ To work as a Real Estate Negotiator (REN) in Malaysia, you must be a Malaysian citizen or permanent resident (PR). Unfortunately, this means foreign nationals are not eligible to register as a REN.

🏒 However, if you're interested in investing in Malaysian properties or partnering with local agents/agencies, that's definitely possible! Foreigners are allowed to buy certain types of properties in Malaysia (usually above a set minimum price depending on the state).

If you're looking to invest or collaborate, feel free to message us — we’d be happy to guide you! 😊🌏
